Flood and drainage risk

Policy justification

Refer to paragraph 100 in the National Planning Policy Framework:

Environment Agency advice

Sequential and exception tests

Developers need to evidence that sequential or exception tests have been used in selecting a site. Permission will be refused if you do not provide this information.

Standing advice

The Environment Agency has prepared a matrix confirming when to consult them. It shows the environmental risks of an application. This matrix also includes local standing advice for areas within Weston-super-Mare and Clevedon. We can process low risk applications without consulting the Environment Agency.

Surface water drainage for small scale developments

Surface water run-off from impermeable surfaces such as roofs, driveways and patios must be contained within a development.

Strategic flood risk assessment

The assessment helps us consider flood risk as a planning issue and also when designing highway drainage schemes and preparing for emergencies.
