Weston-super-Mare's stone walls are a major feature of the Victorian stone town and make a significant and positive contribution to the character of Weston. The incremental loss of boundary walls within the Great Weston Conservation Area is harming the overall cohesiveness, integrity and character of individual buildings, streets and neighbourhoods. Planning permission is not currently required to demolish a wall of one meter in height or under. As a great number of stone boundary walls were built to three feet in height this means that there has been no control over the loss of these features. The proposed Article 4 Direction will mean that planning consent would be required for demolition of walls of a height of one meter and under within the Great Weston Conservation Area and so help to limit the decline of the character of the Conservation Area.

Context for this consultation A report in July 2021 established the importance of stone walls to the character of the Greater Weston Conservation Area, but that the absence of the need for planning consent to demolish these was causing an erosion of these important defining features.
The removal of permitted development rights for the demolition of walls of one meter height and under will prevent further degradation to the character of the conservation area.
