Housing benefit is paid every four weeks directly to your tenant.

It is paid either into their bank account or in the form of a cheque crossed account payee or directly to you in a Giro.

The benefit is paid to the tenant unless a rent direct form is completed in which case it will be paid to you.

In these cases you can receive a schedule showing whose housing benefit is included and how much it is in respect of each tenant.

Housing benefit is only paid while a tenant is resident in the property and entitlement ends as soon as they leave your property.

This condition applies if the tenant dies as entitlement ends on the date of their death.

If you have been paid the benefit beyond your tenant's change of address or death then you will have to repay this money.

There may be times when we find out a tenant has left before you do and in these cases the benefit will still end on the date they were known to have moved out.

Any rent due after this date is a matter for you to pursue with your tenant.

However, entitlement may continue during a temporary absence from the home.

Your tenant will be subject to various checks during their claim, such as a verification visit or a written check, and their benefit may end if they fail to respond to these requests.

Housing benefit cannot be paid for part of the rent which cover what we call ineligible services and is usually paid in arrears on a four-week cycle.

If you charge a calendar monthly rent the appropriate weekly rent will be calculated and paid on this basis.

For example, if the monthly rent is £350 per calendar month this is converted into a annual figure by multiplying it by 12 to give £4,200 per year.

This is then converted into a daily rate by dividing by 365 to give £11.506 per day and then multiplied by seven to produce a weekly rate of £80.55.

Therefore, if your tenant is entitled to full housing benefit they would expect to receive £322.20 every four weeks which is four times the weekly charge of £80.55.
