Somerset.
If you are a private landlord, we can find you tenants and
provide you with help and support with the following:
- Find a suitable tenant
- Offer a deposit bond equivalent to one months rent and rent in
advance
- Complete and fast track housing benefit claims and answer
queries throughout the life of the tenancy with the assistance of a
dedicated Housing Benefit Officer
- In most cases arrange Housing Benefit payments direct to the
landlord
- Complete and provide free tenancy agreements
- Provide the assistance of a dedicate Tenancy Support
Officer
- 6 week post tenancy check
- Be a point of contact throughout the life of the tenancy
- Contribute towards a Gas Safety Check if due at the time of
letting
- One years subscription to the Guild of Residential
Landlords
Each month the Rent Service publishes the rent levels for that
month and we usually ask landlords to bring their rents in line
with this amount to avoid any top up being made from the
tenant. We also need to deal with clients who will be paying
all or part of their rent depending on their income
circumstances.
For each property we use we ask a Housing Standards Officer to
check that the property meets the basic health and safety
regulations and can also recommend any updates to the property. We
also ask that a current
Gas Safety Certificate and Energy Performance Certificate is
