We offer private landlords the opportunity to let
good quality properties to people in housing need across North
Somerset.
We have a duty to provide housing for single people and families
who would otherwise be homeless.
As a result, if you are a private landlord, we can find you
tenants and provide you with help and support with the
following:
- Arranging free tenancy agreements
- Completing and fast-tracking housing benefit forms and chasing
claims
- Deposit bonds and cash assistance in some cases
- Providing pre-tenancy determination forms
- Tenancy and other advice
If you accept a tenant from us you still sign the same contract
you would normally have with your own tenants.
However, if any tenants we provide are claiming
housing benefit we need to check the property is affordable by
making a referral to The Rent Service. This
usually takes between two and three working days.
We prefer private landlords to receive any housing benefit
direct and fast-track claims through our partners
Liberata which means they are
processed quicker.
For a limited time we may also be able to provide funding to
help bring any properties up to the Government's
Decent Homes
Standard.
This is only possible if it first passes the Government's
residential property risk assessment under the
Housing
Health and Safety Rating System (HHSRS).
We are also in the process of negotiating private landlord
insurance.
