Everyday activities can cause a variety of problems
within a rented property.
Bathing, cooking and drying washing create moisture within a
home and in cold houses can cause damp and mould to appear on walls
and windows.
Without intervention these can affect the well-being
and comfort of tenants and cause structural damage to a
property.
In the long-term this will affect landlords financially as it
will affect a property's rental potential and the income they
can earn from it.
However, if landlords carry out the following simple
measures to keep out the cold they can ensure problems do not
occur:
- Draught-proof gaps around doors and windows
- Increase loft depths up to the recommended level of 270mm
or 10 inches
- Install cavity wall and solid wall insulation
- Install high-efficiency condensing boilers with effective
heating controls such as thermostatic radiator valves
and programmers and timers
- Lag hot water tanks and pipes
