Energy Performance Certificates (EPCs) are part of a
plan to reduce the energy consumption of buildings across the
European Union.
They will come into force following the planned
introduction of the Energy Performance of Buildings Directive
in October 2008.
This directive means all rented properties will require a valid
EPC when rented out
They should be made available to prospective tenants
allowing them to compare the running costs of a property and to use
energy efficiency as a criteria when choosing a home.
They can only be produced by a qualified person and will
cost an estimate £125 to £150
The certificates will be valid for 10 years unless a
property is sold.
