The Affordable Housing Developers’ Pack has been produced to explain our affordable housing policies for developers.
This comes in the form of a set of documents explaining how we propose to meet the challenging affordable housing targets for North Somerset as set out in our Affordable Housing Delivery Plan (AHDP). This plan is currently being updated, the revised document is expected spring 2011.
The Affordable Housing Supplementary Planning Document sets out our policies for the delivery of affordable housing.
We have a subsidy free approach to affordable housing on residential sites with more than 15 units or 0.5 hectares with details of the transfer prices outlined in our Affordable Housing Transfer Price guidelines (currently under review).
In order to understand current housing needs and potential future needs we have worked with other authorities in the sub-region to produce a Strategic Housing Market Assessment (SHMA). We worked with Bristol City Council, Bath and North East Somerset (BANES) Council, South Gloucestershire Council, West Wiltshire Council and Mendip Council on this document, which will be used as an evidence base to inform planning and housing policies in the future.

Our requirements for all new build affordable housing projects can be found in the North Somerset Affordable Housing Scheme Development Standards. It is expected that all new affordable homes, developed by both housing associations and private developers, will meet these standards unless a specific waiver is given by the council's Housing Development Team.
