We receive planning applications ranging from putting an
extension on a house through to complex multi-million pound
commercial developments.
Major applications are usually bigger and therefore have a
larger impact across the district.
This can be wide-ranging from traffic and public rights of way
to public amenity and climate change.
We have a team dedicated to dealing with major applications so
we can deal with large planning proposals as quickly as
possible.
We work with developers to ensure all major applications meet
the policies and priorities identified in the
North
Somerset Local Plan.
Our major applications team provide a wide range of advice about
large planning proposals and we strongly recommend developers
contact the team before submitting an application.
If we receive a large planning application that was not
discussed with our major applications team before submission, and
which we consider to be an unacceptable proposal, it is likely to
be refused within our 13 week approval target without an invitation
to negotiate.
A pre-application discussion will also help us to
coordinate the advice we provide, for example whether an
Environmental Impact Assessment is needed and if there any issues
that require a legal agreement.
Where an application requires a legal agreement these must
also be completed within our 13 week approval target. If this is
not completed within the timescale we will refuse the
application on the grounds that the proposal has failed to address
the impacts caused by the development.
Before submitting a major planning application please read

relevant councillors and

and parish councils at an early stage.
