Building Control

We deal with the development of new buildings, extensions and alterations to existing ones and their use within North Somerset.

You or your agent must advise us prior to starting any work by either submitting a full plans application form with technical drawings showing your proposal for approval or via the Building Notice procedure.

Building Notices may not be submitted for buildings which will front the road, are to be erected over a sewer or drain or will be certified under the Regulatory Reform (Fire Safety) Order 2005 when the works have finished.

Our surveyors will then examine your plans to ensure your proposals comply with building regulations which include the following aspects:

  • Access
  • Drainage
  • Electrical installations
  • Fire-related issues
  • Glazing
  • Heating and hot water installations
  • Hygiene
  • Power and fuel conservation
  • Sound insulation
  • Stairs and ramps
  • Structural stability
  • Ventilation
  • Weather resistance

Once you have told us you are about to start work our surveyors will arrange an on-site inspection.

When we are satisfied the completed building works comply with these regulations we will issue a Certificate of Completion.

We also deal with dangerous buildings, demolitions and safety at sports grounds and large public events.
