This is the most popular way to apply for Building
Regulations consent.
A
Full Plans application can be used for all
types of building work and is normally the best choice for loft
conversions, major structural alterations, new buildings and
large extensions.
You can download, fill in, save and email our
application form (pdf, Jan 11, 1532kB)
to us if you have an up to date version
of Adobe Reader.
For more information as to how to do this visit our
how to apply electronically page.
The advantage of using a Full Plans application, instead of a
Building Notice, is that it will allow a builder to give you an
accurate quote and, providing the work is completed in accordance
with the approved plans, it will comply with the Building
Regulations.
A Full Plans application requires you to provide detailed plans
and specifications. Visit our
checklist and
fees pages for more information.
We will acknowledge your application within two working days,
letting you know if for any reason the application is
incomplete.
We will check the plans and specifications and let you know if
there are any problems or if further information is required. We
aim to check them and reply within 15 working days.
As soon as all the outstanding issues have been resolved, we
will approve your application. If you are not able to supply all
the information, conditions may be attached to the Approval
Notice.
We will only reject your application if, at the end of the
statutory time limit:
- we have not received a response to our comments
- the application shows major contraventions of the Building
Regulations.
We will carry out
site
inspections of the building work while it is in progress. We
will explain about the notification procedures that you will need
to follow at various stages of the work.
When you have completed the work and a satisfactory completion
inspection has been carried out, we will issue a Completion
Certificate to confirm that the works comply with the Building
Regulations.
Building Regulation Approval is valid for three years from the
date of submission of the application. If you do not start your
work during this time you will have to re-apply.
