A Building Notice application is suitable for simple
domestic work.
This includes:
- Simple structural alterations
- Drainage alterations
- Underpinning work
- Installing a bathroom
- Re-roofing work
- Small simple extensions
Using this route for Building Regulations means it is your
responsibility and that of your builder to make sure you meet the
legal requirements.
However, we can discuss your proposed work with you before you
start, which is best done on site, and this may help make sure you
are complying with the regulations.
The main difference between a
Building Notice and a
Full Plans application is that you do not need to provide
detailed plans. However, you must give us any further information
we request at any stage of the work.
If you choose to use the Building Notice route instead of a
Full Plans application there are some drawbacks.
These are:
- You do not have the protection of approved plans for your
builder to work with.
- Each stage of the work is approved as it is completed and
inspected which means, although our Building Control Surveyor will
try to foresee problems, work may need to be corrected. This may
cause delays and extra costs.
- Building estimates may be less accurate because design
information will not be available.
A Building Notice cannot be used for any work involving
building over or near a sewer, or for work on anything used
other than as a house or dwelling. In these cases you must use a
Full Plans application.
When you apply for Building Notice we will acknowledge receipt
within two working days.

Once you have submitted a valid
Building Notice application with
fee you can start building work, but let us know at least 48
hours before you begin. For more information visit our

Our Building Control Surveyor will meet you on site to discuss
the work and agree an inspection programme.
You must tell us when you are near completion of each stage so
site
inspections can be carried out.
