A retail study was carried out by GVA Grimley
Ltd in October/November 2010 and reviewed in October 2011, in order
to provide essential background information for the Core
Strategy.
This updates the findings of the North Somerset Retail and
Leisure Study undertaken in 2006 by Donaldsons.
The study looks ahead to 2026 and
- identifies existing shopping patterns
- undertakes health checks of the four main centres of Weston,
Clevedon, Nailsea and Portishead
- provides forcasts for any additional retail needs
- identifies gaps in retail provision in the four main
centres
- specifies retailer and leisure providers demand for additional
facilities.
The report's main conclusions for Weston reveal that there is
further demand from retailers in Weston-super-Mare and that the
town centre should continue to be the focus of further retail
development, in particular Dolphin Square. The retail needs
of the
Weston Villages development will also need to be
accomodated.
Portishead is a healthy and well provided for centre with modest
retail needs up to 2026.
Clevedon too has a reasonable range of food and non-food
retailers with no immediate needs for additional provision,
although there may be some very modest foodstore needs by 2026.
In Nailsea, although there is no need to provide additional
floorspace the town centre would benefit from improvements to the
existing retail units and the shopping environment.
