Strategic Housing Land Availability Assessment

A Strategic Housing Land Availability Assessment has been prepared as part of the evidence base for the Local Development Framework.

The Assessment has been prepared to inform the Core Strategy and preparatory work on a Sites and Policies Development Plan Document.  The assessment has three key objectives:

  • identify sites with potential for housing
  • assess the housing potential of these sites
  • assess when they are likely to be developed

As well as identifying specific sites such as existing housing allocations, a number of sites have been assessed that were submitted to North Somerset Council in response to a call for sites.  Other sources of supply have been included to gain a comprehensive picture of housing land availability across North Somerset. Importantly the assessment does not allocate sites but instead gives an initial overview of their potential.

The identification of a site does not imply that there is any presumption in favour of any development proposal or that planning permission will be granted should an application be submitted.

A separate Site Schedule Appendix (pdf, Sept 11, 6MB) can also be viewed.  Tables 2A and 2B (pdf, Dec 11, 77k) of the Appendix have been updated to include a broad summary of the reasons for discounting the site through the SHLAA process.  Each site can be cross referenced to the plans below.  The 2A sites are those that have been subject to an initial assessment and are considered broadly in conformity with the emerging Core Strategy, although subject to specific constraints resulting in them being discounted.  The 2B sites are considered contrary to the emerging Core Strategy.  These updates to the tables have been submitted to the Core Strategy examination as document ED/09b along with the plans below.
