South West Bristol urban extension

The draft South West Regional Spatial Strategy (RSS) proposes a new mixed-use urban extension to the South West of Bristol, to provide 10,500 new homes by the year 2026.

We oppose this development and the resulting change to the Green Belt.

If the Regional Spatial Strategy (RSS) is approved, we will need to consider the development of a major mixed use sustainable extension to the south west of Bristol. 

Local stakeholders, landowners and the local community have all been involved in helping to shape a distinctive, inviting and sustainable place to live. You can find out more about this work on our Planning Together Workshops page.

Work has taken place to look at options and choices related to different forms and scales of potential development. A consultancy team led by Broadway Malyan were commissioned to prepare a master plan, alternative spatial options, design codes and a delivery plan. This work is being used to inform the next stage of the Core Strategy consultation and is available on disc by request to the Planning Policy team.

In addition, we are currently undertaking an assessment of the Green Belt in the South West Bristol area.  A scoping report  has been produced and consulted on and further work is being undertaken. There will be further consultation opportunities on this work later in the year.

Landowners in the area are also bringing forward their proposals for developments in this area.

LandTrust Developments has submitted a planning application for a major development in the area known as Ashton Park. Details are available on their Ashton Park website.

Bristol City Football Club is planning to build a new stadium in the Ashton Vale area and has also submitted a planning application.

If the RSS is approved the new community will be identified in the Core Strategy as a strategic land allocation with greater detail developed through a Supplementary Planning Document. You can find more details in the North Somerset Draft Local Development Scheme 2008.
